The Short Answer for The Island Residence
The Greater Southern Waterfront is URA’s long-term plan to transform Singapore’s southern coast once port activities move to Tuas. The Island Residence on Keppel Island sits at its western end, in a bay that is already an established waterfront neighbourhood.
This article summarises what URA and LTA have published. It describes plans and their stated purpose; it does not forecast prices or returns, which no plan can promise.
What URA Has Published About the Waterfront Near The Island Residence
The URA Master Plan 2025, gazetted on 1 December 2025, states that consolidating port activities at Tuas will free up approximately 1,000 hectares of land and 30 km of coastline. It names the former Keppel Golf Course as the first step: 10,000 new public and private homes there will kick-start the transformation.
URA adds that, after the port vacates, Keppel Terminal and Keppel Distripark will welcome new homes along a waterfront setting with access to HarbourFront and Sentosa, and that further housing areas within the waterfront are under study. The Greater Southern Waterfront guide links to the URA source.
New Rail for the Southern Waterfront Around The Island Residence
The rail backbone is already in place. Keppel station on the Circle Line opened on 12 July 2026, and LTA describes it as serving future residential and commercial developments in the Greater Southern Waterfront. With Cantonment and Prince Edward Road stations, it links HarbourFront to Marina Bay on one line.
For residents of Keppel Bay, that means the transformation to the east is reached by the same line that serves HarbourFront, and the HarbourFront MRT guide describes the stations nearest the island.
Where Keppel Bay Fits for The Island Residence
Much of the Greater Southern Waterfront is former port and golf land that will be redeveloped over many years. Keppel Bay is different: its marina, its waterfront homes and its boardwalks are already in use, so the island setting of The Island Residence comes with a neighbourhood that exists today.
The Keppel Bay and marina guide tells the story of the bay, and the location page maps it.
Following the Waterfront Plans From The Island Residence
The plans are URA’s and LTA’s, and their timing is set by those agencies. Each milestone that affects the area is recorded on the latest updates page on the day it is announced, alongside the developer’s own releases.
Buyers who want the developer’s documents first can join the preview list; the Sales Concierge sends the official name, the e-brochure, the floor plans and the price list on release.
The Island Residence and the Southern Ridges
The waterfront plans run alongside a green corridor that already exists. The Southern Ridges link Mount Faber, Telok Blangah Hill and Kent Ridge through Henderson Waves and a chain of walkways, and the Labrador Nature Reserve and Berlayer Creek protect a stretch of coastal forest and mangrove at the western end of Keppel Bay.
For a home on Keppel Island, that green edge is part of the outlook across the bay, and it sits within about a kilometre and a half of the site pin. The amenities page lists the distances, and the VivoCity and Sentosa guide describes the HarbourFront side of the bay.
As URA and LTA publish further details of the waterfront, the area guides on this site are updated with the source and the date of each announcement.
For buyers, the practical value of the plans lies in what they add around the bay over time: new homes and public spaces along the coast to the east, a waterfront that becomes continuous from HarbourFront towards the city, and a rail line that already links them. The plans describe intent and their stated purpose; the timing of each stage is set by the agencies, and the latest updates page records each milestone as it is announced, with its source.
