How Large a Home Loan Can I Get for The Island Residence?

The Short Answer for The Island Residence

Two MAS rules decide the loan on a home at The Island Residence. The Total Debt Servicing Ratio caps all monthly debt repayments at 55% of gross monthly income, tested at an interest rate of at least 4%. The loan-to-value limit caps the loan at a share of the price: 75% for a borrower with no other housing loan, lower for longer tenures, older borrowers and borrowers with loans outstanding.

The smaller of the two figures becomes the loan. For most buyers with steady salaries, income is the binding limit; for buyers with high incomes, the 75% cap on the price is.

The TDSR Test for The Island Residence

A bank begins with assessed income. Fixed salary counts in full; bonuses, commissions and rental income count after a haircut of at least 30%. Up to 55% of the assessed monthly income may go on debt, so existing car loans, credit card minimum payments and other property loans are deducted first.

The balance is turned into a loan amount at a medium-term rate: the higher of a 4% floor or the loan’s own rate thereafter. The floor protects borrowers against rate rises, which is why a buyer offered a lower package rate is still tested at 4%.

A Worked Example for The Island Residence

Take a single buyer earning a fixed $12,000 a month with no other debts. 55% of that is $6,600 a month. At the 4% test rate over 30 years, $6,600 a month supports a loan of about $1,382,000; over 25 years, about $1,250,000.

At the 75% loan-to-value limit, a loan of $1,382,000 corresponds to a price of about $1,843,000. These are an illustrative figure that bears no relation to the pricing of The Island Residence, and each bank applies its own credit policy. The TDSR calculator runs the same test for one or two borrowers.

Loan-to-Value Limits at The Island Residence

With no outstanding housing loan, the limit is 75%, with at least 5% of the price in cash. It falls to 55%, with at least 10% in cash, where the tenure exceeds 30 years or the loan would run past age 65, using the income-weighted average age for joint borrowers. With one housing loan outstanding the limits are 45% or 25%, and with two or more 35% or 15%, with at least 25% in cash.

Loans on private homes run for at most 35 years. Choosing a tenure of 30 years or less that ends by age 65 keeps the 75% limit, so tenure is often the simplest lever. The housing loan page sets out the full tables.

A bank’s in-principle approval turns these estimates into a firm figure before booking. It states what the bank is prepared to lend on the details given, subject to final approval and valuation, and it is valid for a period each bank sets.

With a loan figure in hand, the stamp duty calculator and the progressive payment calculator complete the picture: the duty, the cash needed in the first weeks and the instalment at each stage. The Sales Concierge can introduce banks for an in-principle approval and go through the figures for any home once the price list is issued.

Joint Borrowers at The Island Residence

Two incomes raise the loan, but the age test changes with them. Banks assess joint borrowers on their income-weighted average age, so a couple aged 40 and 30, earning $10,000 and $5,000 a month, is assessed at about 36.7 years. A 30-year loan on that average would end at about 66.7, past age 65, and fall into the lower 55% band; a tenure of 28 years keeps it within the 75% limit.

Each borrower’s existing debts count against the shared 55% limit, so a car loan held by either one reduces the loan both can take. Where one borrower already has a housing loan, the pair is treated as having one outstanding loan, and the limits fall to 45% or 25%.

The TDSR calculator includes a joint-applicant option that applies the income-weighted age, and shows which of TDSR and loan-to-value decides the loan. It is worth running both a 30-year and a shorter tenure to see where the lower band begins.
