The Island Residence at a Glance: Homes on an Island in Keppel Bay

The Island Residence is a private residential development planned on Keppel Island, the small island at the centre of Keppel Bay on Singapore’s southern waterfront. The island is about 5.0 hectares, already home to Marina at Keppel Bay, and joined to the mainland by Keppel Bay Bridge, a cable-stayed span of 245 metres. Few addresses in the city combine a setting on the water with a District 4 location this close to HarbourFront, the Circle Line and the city.

The Island Residence, also searched as The Island Residences and Island Residence Keppel Island, is at the pre-launch stage. The developer will release the official name, the tenure, the unit mix, the floor plans and the price list at launch, and buyers on the preview list receive each one first. Until then, this site sets out what primary sources confirm about the setting: the island, its bridge, the district, and the transport and amenities around the bay.

Three Reasons to Look Closely at The Island Residence

The Island Residence Location

The Island Residence is planned on Keppel Island in District 4, the Telok Blangah and HarbourFront district on the city’s southern shore. The island sits in the middle of Keppel Bay, between the mainland and Sentosa.

HarbourFront station, where the North East and Circle Lines meet, is about 1.2 km away in a straight line. Telok Blangah station on the Circle Line is about 790 metres across the water.

Since 12 July 2026 the Circle Line runs as a complete loop, so a single train from HarbourFront reaches Marina Bay through the new Keppel, Cantonment and Prince Edward Road stations.

By road, Keppel Bay Bridge leads to the mainland at Keppel Bay, where West Coast Highway and Telok Blangah Road follow the shore towards the city and the west.

VivoCity, HarbourFront Centre and the Singapore Cruise Centre are around a kilometre east, and the Sentosa Express leaves from VivoCity for the island resort.

The location page maps every distance, and the HarbourFront MRT guide explains the rail options.

The Island Residence Island Setting

Keppel Island is about 5.0 hectares, a natural island in Keppel Bay that already holds Marina at Keppel Bay, the bay’s yacht harbour.

The island is joined to the mainland by Keppel Bay Bridge, a cable-stayed span of 245 metres, so the homes of The Island Residence will be surrounded by water yet minutes from the city by road.

Around the bay sit some of the city’s best-known waterfront homes, the wooded Bukit Chermin shoreline and the green ridge of Mount Faber.

Bukit Chermin Boardwalk runs along the water about 370 metres from the site pin, and the Labrador Nature Reserve and Berlayer Creek lie about a kilometre west.

Across the bay to the south is Sentosa, with its beaches, Resorts World and the golf courses.

The Keppel Bay and marina guide tells the story of the precinct, and the amenities page lists what is within reach.

Connectivity

From The Island Residence to the City on the Completed Circle Line

HarbourFront has long been the southern gateway of the city: the terminus of the North East Line, a station on the Circle Line, the departure point for Sentosa and the regional ferries, and the home of VivoCity. From The Island Residence, HarbourFront station is about 1.2 km in a straight line across Keppel Bay Bridge and the Keppel Bay shore.

On 12 July 2026 the Land Transport Authority opened Circle Line Stage 6, adding Keppel, Cantonment and Prince Edward Road stations and closing the loop between HarbourFront and Marina Bay. LTA notes that a journey from Telok Blangah to Marina Bay that once needed changes between three lines can now be made on a single train, saving around ten minutes. For residents of Keppel Island, that puts the Marina Bay financial district, Tanjong Pagar and the new Keppel station on one line from the nearest interchange.

Rail around The Island Residence

  • HarbourFront (NE1/CC29), about 1.2 km straight-line: North East Line north to Chinatown, Dhoby Ghaut and Punggol; Circle Line both ways round the loop.
  • Telok Blangah (CC28), about 790 m straight-line across the bay: one stop west of HarbourFront on the Circle Line.
  • Labrador Park (CC27), about 1.3 km straight-line, for the Labrador Nature Reserve and Pasir Panjang.
  • Raffles Place, the heart of the Central Business District, about 5 km away in a straight line.

By road from The Island Residence

Keppel Bay Bridge carries traffic from the island to the mainland at Keppel Bay. From there, West Coast Highway and Telok Blangah Road run along the shore, towards the city in one direction and Pasir Panjang and the west in the other, and Sentosa Gateway leads across to the island resort.

The distances on the location page are measured in a straight line from the site pin; journeys by road cross the bridge first, so they are longer than the line on the map.

Lifestyle

Living Around Keppel Bay at The Island Residence

The neighbourhood of The Island Residence is one of water, green ridges and one of the city’s busiest shopping and leisure hubs. On the island itself, Marina at Keppel Bay is home to the bay’s yachts and charter boats. On the mainland shore, Bukit Chermin Boardwalk follows the water below the wooded hillside, about 370 metres from the site pin.

East of the bridge, VivoCity is the largest mall on this stretch of coast, with the Sentosa Express station on its upper level, and HarbourFront Centre holds the Singapore Cruise Centre. Seah Im Food Centre, a neighbourhood hawker centre, is about 940 metres away in a straight line.

To the west, the Labrador Nature Reserve and the Berlayer Creek mangrove boardwalk are about a kilometre away, and above the bay the Southern Ridges link Mount Faber, Telok Blangah Hill and Kent Ridge through Henderson Waves. Across the water, Sentosa brings beaches, Resorts World Sentosa and golf within a short trip.

The amenities page lists the distances, and the VivoCity and Sentosa guide describes the HarbourFront side in more detail.

The Greater Southern Waterfront

The Island Residence and the Transformation of the Southern Waterfront

The URA Master Plan 2025, gazetted on 1 December 2025, sets out how the city’s southern coast will change once port activities are consolidated at Tuas. URA states that the move will free up approximately 1,000 hectares of land and 30 km of coastline, and that the former Keppel Golf Course site will see 10,000 new public and private homes, kick-starting the transformation of the Greater Southern Waterfront.

URA also notes that after the port vacates, Keppel Terminal and Keppel Distripark will welcome new homes along a waterfront setting, with access to nodes such as HarbourFront and Sentosa. The new Keppel station on the Circle Line, opened in July 2026, was built in LTA’s words to serve future residential and commercial developments in the Greater Southern Waterfront.

The Island Residence sits at the western end of this transformation, on an island in a bay that is already established. The Greater Southern Waterfront guide sets out the plans in more detail, with links to the URA and LTA sources.
