How Much Stamp Duty Will I Pay at The Island Residence?

The Short Answer for The Island Residence

Every buyer at The Island Residence pays Buyer’s Stamp Duty on the purchase price, on a banded scale that rises from 1% to 6%. Many buyers also pay Additional Buyer’s Stamp Duty, which depends on residency and on how many residential properties they already own.

Both duties are generally paid within 14 days of signing the sale and purchase agreement, so they are among the first costs of a purchase, alongside the 5% booking fee and the 15% on signing.

Buyer’s Stamp Duty at The Island Residence

BSD is charged in slices: 1% on the first $180,000 of the price, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000 and 6% on anything above $3,000,000. The duty is rounded down to the nearest dollar.

As illustrations only, figures that bear no relation to the pricing of The Island Residence: on $1,500,000 the duty is $44,600; on $2,000,000 it is $69,600; and on $2,500,000 it is $94,600. The stamp duty page shows the slices for a worked example.

ABSD at The Island Residence by Buyer

ABSD is added to BSD. A Singapore Citizen pays nothing on a first residential property, 20% on a second and 30% on a third. A Singapore Permanent Resident pays 5%, 30% and 35%. Foreigners pay 60% and entities 65%, whatever else they own.

On the illustrative $2,000,000, a Singapore Citizen buying a second home would add $400,000 of ABSD to the $69,600 of BSD, while a first-time Singapore Citizen buyer would pay the BSD alone. That difference is why the order of selling and buying deserves planning.

Remission and Refunds for The Island Residence Buyers

Two reliefs matter most for households. A married couple buying jointly, with at least one Singapore Citizen spouse and no other residential property between them, may apply for remission of ABSD. A married couple who already own one home and buy another may apply for a refund of the ABSD paid if they sell the first home within the period IRAS sets.

Nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, receive the same ABSD treatment as Singapore Citizens under free trade agreements. The stamp duty calculator shows the duty for each profile, so the figures can be compared before choosing a route.

Seller’s Stamp Duty and The Island Residence

Seller’s Stamp Duty arises only if a home is resold within four years of purchase. For homes bought on or after 4 July 2025 it is 16% in the first year, 12% in the second, 8% in the third and 4% in the fourth, and nothing after that.

For a home bought before completion, the purchase date is the date of the option, so the four-year window starts at booking. Stamp duty is paid in cash first, and CPF savings may be used to reimburse it where CPF rules allow. The progressive payment calculator separates the cash that must be ready from the sums CPF can cover, and the Sales Concierge can go through the figures at a preview appointment.

When Stamp Duty Is Paid at The Island Residence

Stamp duty is generally due within 14 days of signing the sale and purchase agreement, which follows the option to purchase within the period the Housing Developers Rules allow. In practice that places the duty at about the same time as the 15% instalment due on signing, well before the bank starts to disburse the loan, and it cannot be paid from the loan itself.

Duty is calculated on the purchase price stated in the agreement. For a buyer weighing two or three homes, the difference in duty between them is usually small at the BSD level and larger where ABSD applies, because ABSD is a flat percentage of the whole price. The stamp duty calculator makes it easy to compare the total cost of several homes side by side once the price list is issued.

For buyers who hold property through a company, or who plan to buy jointly with a family member of a different residency status, the profile used for ABSD changes the figure considerably, and a conveyancing lawyer should confirm the position before the option is exercised.
