Q: What did EdgeProp report about District 10 resales?
In its 8 October 2026 round-up of URA resale caveats, EdgeProp identified District 10 as the district with the strongest profitable condo resales for the week of 22-29 September 2026. Two freehold projects, Grange Residences and Balmoral 8, posted the period's largest dollar and percentage gains respectively, while the steepest loss nationwide that week came from a leasehold project in Sentosa Cove.
Q: What happened at Grange Residences?
Grange Residences is a freehold condominium completed in 2004 with 164 units. On 22 September 2026, a 2,583 sq ft four-bedroom unit sold for $9.25 million, or $3,581 psf. The seller had bought it in December 2011 for roughly $6.1 million ($2,361 psf), for a $3.15 million gain — a 51.6% return, or about 2.9% annualised over almost 15 years of ownership. That is still short of the project's record: a June 2025 resale returned a $6.5 million gain.
Q: And what about Balmoral 8?
Balmoral 8 is a smaller freehold project, completed in 2003 with just 40 units. A 1,905 sq ft three-bedroom unit sold there on 24 September 2026 for $4.22 million ($2,215 psf), against a $1.8 million purchase ($945 psf) in April 2005. The $2.42 million gain works out to a 134% return, or roughly 4% a year compounded over 21.5 years — and it was the first resale recorded at the project in 2026.
Q: Did every seller that week come out ahead?
No. The steepest loss recorded nationwide for the week was at Seascape, a 99-year leasehold project of 151 units in Sentosa Cove. A 2,174 sq ft three-bedroom unit sold on 28 September 2026 for $3.37 million ($1,549 psf), well under the $5.79 million ($2,662 psf) the owner had paid the developer in April 2010 — a $2.42 million loss, or 41.8%. For a landlord, the pairing is a useful reminder that tenure, holding period and entry price all factor into an eventual outcome far more than district prestige alone.
Q: What should a landlord take from this, beyond District 10 itself?
The pattern holding across both profitable sales was time: 15 years at Grange Residences, 21.5 years at Balmoral 8. Neither seller caught a single dramatic upswing — both simply held through one. A landlord weighing where else in Singapore might reward that kind of patience is naturally drawn to precincts undergoing their own long-run change, which is where a holding further along the southern coastline, rather than District 10 itself, can come into the conversation.
One such precinct is Keppel Island in Keppel Bay, District 4, joined to the mainland by the Keppel Bay Bridge, a 245 m cable-stayed crossing. The island also holds Marina at Keppel Bay and sits within the Greater Southern Waterfront, the rejuvenation zone URA gazetted under its Master Plan 2025 on 1 December 2025, which is expected to bring around 10,000 new homes to the former Keppel Golf Course area nearby. Connectivity improved further with the Circle Line Stage 6 extension, which opened on 12 July 2026 after a public preview on 4 July, putting HarbourFront MRT about 1.2 km away and Telok Blangah MRT roughly 790 m across the bay, with VivoCity and Sentosa both close by.
