Why 59% Chose a Two-Year Lock-In

Most borrowers in a dataset published by Stacked Homes on 8 October 2026 settled on a two-year fixed rate. The contributed article used figures as at 28 September 2026 and traced how loan choices moved from January to September, a span in which the balance between two-year and three-year packages reversed. Three questions cover its main points.

The Island Residence Q&A: why did two-year fixed rates gain ground?

Stacked Homes reported that 59% of borrowers chose a two-year fixed rate in September 2026, against 23% in January 2026. In the opposite direction, the share opting for three years fell from 44% to 22% over the same months, according to Stacked Homes.

Pricing goes a long way to explaining the move. The typical accepted two-year fixed rate was 1.45% in January and 1.50% in September, Stacked Homes said. The typical three-year rate started 2026 at 1.55%, rose to 1.70% from June to August and was 1.65% in September, also by the Stacked Homes count. In both January and September, the shorter commitment carried the lower typical rate.

Owners of HDB flats saw their own five-year fixed packages move as well. Stacked Homes put those at about 1.78% in the first four months of 2026, 1.98% by June and about 2.08% as at 28 September 2026.

The Island Residence Q&A: how wide were the package ranges?

At the time of the report, Stacked Homes found floating packages between about 1.40% and 1.60%, linked to SORA or to a bank board rate. Its table showed two-year fixed rates of roughly 1.50% to 1.80% on larger loans, and roughly 1.80% to 2.00% where loans were smaller. On a three-year term, Stacked Homes cited about 1.85% for larger loans and above 2.05% for most typical loans, and five-year fixed packages stood near 2.08%.

Loan size runs through all of these figures. The article observed that the lowest rates often depend on borrowing larger sums, which helps explain why the same tenor shows two bands.

The Island Residence Q&A: which loan terms did the report flag?

Stacked Homes pointed to a redemption penalty of 1.50% of any amount prepaid during a lock-in. Some packages allow free conversion after 12 months, and some banks permit partial prepayment without penalty. Once the lock-in period is over, the rate may reset to SORA plus a high spread, which is why the exit terms carry as much weight as the headline rate.

The rate backdrop featured as well. Stacked Homes linked the moves to a US Federal Reserve hike in September 2026 and to banks pricing in more increases, and noted three-month compounded SORA at about 1.23% with the one-month rate higher. Because MAS steers the Singapore dollar exchange rate rather than interest rates, SORA tends to trail US rates, the article said.

The Island Residence is a private residential development planned on Keppel Island, an island of about 5.0 hectares in Keppel Bay that also holds Marina at Keppel Bay and links to the mainland by the 245 m cable-stayed Keppel Bay Bridge. In District 4, it lies about 1.2 km in a straight line from HarbourFront MRT (NE1/CC29) and about 790 m across the bay from Telok Blangah MRT (CC28), with VivoCity about 1.2 km away, Sentosa reached via HarbourFront and the Greater Southern Waterfront around it. The project is at pre-launch; the location page and home page carry more.
