The total was 16.1% above a year earlier and 93.5% above August, and EdgeProp tied the pick-up to the end of the Lunar Seventh Month on 10 September. The Regional Split of September Sales, Read From The Island Residence
- Rest of Central Region: 131 units, or 44.3% of developer sales, against 72 in August according to 99.co.
- Outside Central Region: 125 units, or 42.2%, against 57 in August according to 99.co.
- Core Central Region: 40 units, about 13.5% of the total, EdgeProp reported.
- Combined, the rest-of-central and outside-central regions made up 256 units, or 86.5% of developer sales, per EdgeProp.
- August's total was 153 units, 99.co reported, against 296 in September.
Launch and Quarterly Totals, as The Island Residence Readers See Them
EdgeProp reported 158 units launched for sale in September, up 36.2% from 116 in August and 7.9 times the 20 launched in September 2025. According to 99.co, those 158 units came from three launches: 70 units at one condominium, 65 landed homes at one project and 23 strata-landed homes at another. 99.co also reported that developers sold 1,180 new private homes in the third quarter of 2026, the lowest quarterly total since the third quarter of 2024, which stood at 1,160. EdgeProp added that in the first nine months of 2026 developers launched about 4,790 units, down 41.9% from 8,247 a year earlier, while sales reached about 5,334 units, down 30.4%. A research source cited by EdgeProp linked the lower volume to a limited new-launch pipeline, with several government land sale sites awarded earlier entering the market only in 2027.
Landed Activity and Carry-Over Sales, Noted for The Island Residence
EdgeProp reported that 19 of September's 296 sales were landed homes, the highest monthly landed volume since April 2018, and that the price premium of a new terrace home over a resale unit narrowed to 20.8% in the third quarter from 27.7% in the second, according to one agency head. By volume, Terra Hill led with 32 units and The Sen followed with 25. 99.co reported that Terra Hill, with 270 units, was about 92% sold by the end of September according to caveats, and that its September sales were its highest monthly total since its February 2023 launch. 99.co added that pricing remains key to sustaining demand and that buyers are increasingly discerning.
The Island Residence is a planned private residential development (non-EC) on Keppel Island, an island of about 5.0 hectares in Keppel Bay that also holds Marina at Keppel Bay and joins the mainland by Keppel Bay Bridge, a 245 m cable-stayed bridge. The address is in District 4 (Telok Blangah, HarbourFront). Straight-line distances are about 1.2 km to HarbourFront MRT (NE1/CC29), about 790 m to Telok Blangah MRT (CC28) across the bay and about 1.2 km to VivoCity. Registration of interest is open, and the location page covers the area, including Circle Line Stage 6, which LTA opened on 12 July 2026.
